Up One Level

General Contracting is the primary "service" provided by RPM.  A General Contractor is responsible for the assembly and coordination of subcontractors to complete a construction project.
Listed below are some of the many aspects of this service:

bulletDraft, distribute, and follow up on schedule
bulletFollow up on the various types of permits required for a given project (building, trades, fire alarm, etc.)
bulletFollow up on inspections and sign-off requirements
bulletSetup and maintain temporary facilities (trailer, phone, temp electric, etc.)
bulletProvide progress photos if required (digital or traditional)
bulletCoordinate field conditions with the architect and/or engineer(s)
bulletSubmit regular progress reports to Owner
bulletProvide project closeout documentation (as-built drawings, warranty package, etc.)
bulletGeneral Conditions, including:
bulletSupervisor, Project Manager
bulletBarricade, if required
bulletInsurance
bulletBlueprint duplication and distribution
bulletProject cleanup
bulletEquipment rental
bulletSite safety requirements
bulletReceive and store owner-supplied material
bulletEtc., etc.

At the Owner's option, a General Contractor's contract can be written either on "Lump-Sum" basis or a "Cost-Plus" basis.  Although "Lump-Sum" is a more commonly used option, "Cost-Plus" does have benefits, including:

bulletOwner's savings at the time of the initial bid process from the reduced drawing distribution cost.
bulletOwner maintains additional control over who the subcontracts are awarded to.
bulletFast-track projects can be started immediately, if required, while subcontractor bid numbers and/or project changes are finalized.
