General Contracting is the primary "service" provided by RPM. A
General Contractor is responsible for the assembly and coordination of subcontractors to
complete a construction project.
Listed below are some of the many aspects of this service:
 | Draft, distribute, and follow up on schedule |
 | Follow up on the various types of permits required for a given
project (building, trades, fire alarm, etc.) |
 | Follow up on inspections and sign-off requirements |
 | Setup and maintain temporary facilities (trailer, phone, temp
electric, etc.) |
 | Provide progress photos if required (digital or traditional) |
 | Coordinate field conditions with the architect and/or engineer(s) |
 | Submit regular progress reports to Owner |
 | Provide project closeout documentation (as-built drawings, warranty
package, etc.) |
 | General Conditions, including:
 | Supervisor, Project Manager |
 | Barricade, if required |
 | Insurance |
 | Blueprint duplication and distribution |
 | Project cleanup |
 | Equipment rental |
 | Site safety requirements |
 | Receive and store owner-supplied material |
|
 | Etc., etc. |

At the Owner's option, a General Contractor's contract can be written either on
"Lump-Sum" basis or a "Cost-Plus" basis. Although
"Lump-Sum" is a more commonly used option, "Cost-Plus" does have
benefits, including:
 | Owner's savings at the time of the initial bid process from the reduced drawing
distribution cost. |
 | Owner maintains additional control over who the subcontracts are awarded to. |
 | Fast-track projects can be started immediately, if required, while subcontractor bid
numbers and/or project changes are finalized. |
